What is a “Preventive Expert Opinion”?
It is an act of technical due diligence, equivalent to light due diligence, but with the authority and methodology of a judicial expert—although without a judicial purpose.

It is based on:
– *On-site* inspection with forensic protocol (not only visual: percussion, surface humidity, laser level, documentary review)
– Evaluation in accordance with: **CTE, EHE-08, ITC-01, DB-SUA, DB-HE, Building Planning Law**
– Writing with royal opinion standards (structure, foundations, conclusions, signed and sealed)

But…
– ❌ **Does not appear in court** (unless you update it later)
– ✅ **It is used to negotiate, protect contracts or avoid erroneous purchases**

✅ What's included:

1. **Complete technical visit (1.5–2 h)** with basic equipment:
– Surface moisture meter
