The valuation of real estate assets is a process used to determine the value of real estate that is part of the assets of a person, company or entity. This process is carried out with the objective of knowing the value of real estate, whether for purposes of accounting, taxation, purchase and sale, inheritance, among others. There are different methods to carry out thevaluation of real estate assets, among which are the comparison method, the cost method, the income capitalization method, among others. Each method has its own advantages and disadvantages, and isused according to the characteristics and purpose of the assessment. The comparison method consists of comparing the goodproperty to be valuedwith other similar properties in the same area, taking into account factors such as location, size, age, state of conservation, among others. The cost method, for its part, is based on theconstruction value of the property, considering the materials used, labor and other expenses necessary to build it. Finally, the capitalization method ofincome is used when the propertygenerates rental income, and is based on the calculation of the future income that will be generated by renting the property and its subsequent discount to present value. IsIt is important to highlight that the valuation of real estate assetsmust be carried out by a professional in the sector, such as an appraiser orreal estate expert, to guarantee the accuracy and objectivity of the assessment.
